The land revenue department of the state of Gujarat came up with a digital solution for land record-related problems. AnyROR stands for Any record Of Rights Anywhere. The official portal of the state governments keeps a tab of the land records within the state’s boundaries.

The AnyROR Gujarat site offers digitally signed ROR records, hence saving the time that a citizen would have to spend visiting the offices of the revenue department. Also, the website also gives details on 7/12, 8/12, and 6/12 extracts of lands. 

7/12, 8/12, and 6/12 are the different manners in which land extracts are reported, and this nomenclature is quite common in the western states of Gujarat and Maharashtra. The next step in getting access to the 7/12 extract is to click on the drop down menu and select the regional unit of the land that you want to get the details for. What is the 7/12 or Satbara Utara Rural Land Record?

The AnyRoR 7/12 Utara or the satbara utara rural land record document serves as a legal record of land ownership and provides comprehensive details about a specific unit of land in rural Gujarat. Here is what one can find in the land record

  • Details of the landowner
  • Survey number and Gat number
  • Area and type of land (agricultural or not)
  • Crop details, irrigation, and type of cultivation that takes place
  • Encumbrances (that is, the loans on that piece of land)
  • Mutation entries, if any

What is the 8/12 Rural Land Record?

Just like the 7/12 land, the AnyROR Gujarat site also gives details of the 8/12 land. The document for the 8/12 land has the following details.

  • Ownership details, that is list of current owners
  • Type of ownership
  • New ownership pattern (and this often happens due to the partition of the land)

Getting Details Of Urban Land Records

If you want to get the details of any urban land in the state, this is what you must do about it.

  • Go to the AnyROR Gujarat website https://anyror.gujarat.gov.in/.
  • Visit the home page and click on the land record urban tab.
  • Now you will have to select between these two options, “Property card or Unit Property card”. Select one as per your requirement.

On the new page, click on “Select Anyone” to open the top-down menu and choose the most appropriate options from those given below.

  • Survey Number Details
  • Nondh Number Details
  • 135-D Notice details
  • Survey number by owner name,  in case you do not have the actual number.
  • Entry list by month-year (details of notes by year and month)
  • Find the survey number using the UPIN, which is a unique ID for tracking property in land records.

The next stage in acquiring an urban land record involves filling in the gaps, as shown in the picture above. You have to fill in details like the name of the district where the land is located. Moreover, you are expected to fill in details regarding the city survey number or the ward survey number that has been assigned to the land. 

The last step is to correctly fill in the captcha and then click on the blue box that says “get record detail,” and the necessary detail will be available.

Searching For Any Property In The AnyROR Website 

Here is what you need to do to search for any property on the AnyROR website

  • Go to this website: anyror.gujarat.gov.in.
  • You will automatically land on the home page. Once you are on the home page, click on “Property Search (Property Search)”, available in the right upper corner.
  • In the property search box, enter how you want to search property details – it can be based on the property type, that is Property wise, name-wise, or document no, year-wise.

The next step is to fill in a set of details like the following: 

  • District where the land packet is located
  • Sub-registrar’s office under whose jurisdiction the land falls
  • Index 2 village
  • Property/land type
  • TP/Survey/Value Zone
  • Application Number
  • Mobile Number
  • Email ID
  • Verification Number (this is sent to mobile number that you have entered previously)

Obtaining A Digitally Signed RoR 

A digitally signed ROR is a valid document that can be used to prove the ownership of a piece of land. 

Here are some of the land records are available as Digitally Signed RoR on the AnyROR Gujarat portal:

  • , ગામ નમૂના નં. ૭ (Village Form No. 7)
  • ગામ નમૂના નં. ૧૨ (Village Form No. 12)
  • ગામ નમૂના નં. ૮એ (Village Form No. 8A)

Here is what you need to do to obtain a digitally signed ROR on the AnyROR website

Visit the homepage and click on Digitally Signed RoR as shown in the picture below.

You can use your mobile phone number and log in to the official website. The next step is to select the location of the land for which you want the digitally signed ROR. 

You are expected to give out the location details like the district, taluka, etc for the land packed. You must also make the necessary payment so as to obtain the digitally signed ROR. You can download the digital certificate.

It is also helpful to take a printout for future purposes. This printed digitally signed certificate can be submitted in official documents including in court proceedings.

AnyROr Gujarat: The website

The AnyROr Gujarat website was made to make the lives of the people easier. It gives accurate digital records of both rural and urban land parcels within the state. 

The website makes use of some common documents to fetch the right details for you. So some of the documents/ details that may be useful while you navigate the website of AnyROR Gujarat are listed below.

Documents Required for Using AnyRoR Services

To access or apply for services on the AnyRoR portal, users may need the following documents:

  • Survey Number of the land packet
  • Account Number (Khata Number)
  • District, Taluka, and Village Details, as it helps narrow down on the land 
  • Aadhaar Card (for identity verification)
  • Registered Mobile Number

Apart from this, the website gives four types of land records, namely

  • VF6 or Village Form 6: This is a register maintained by the Talati (village revenue officer) at the village level. It helps in tracking land records at that level.
  • VF7 or Village Form 7: This is a register that contains detailed information about the ownership of land in a village. 
  • VF8A or Village Form 8A: All the details of the Khata are on VF-8A
  • 135 D Notice for Mutation: Talathi released a notice and asked for objections on changes in land records. This is done before a mutation process where the land ownership is changed, usually when the land is passed on across generations.
